VENDOR'S STATEMENT
Before you make an offer to purchase a property the Seller (or their agant) must provide you with a Vendor's (“Section 32”) Statement. The Section 32 Statement provides potential Buyers with a range of information specific to the property, including the Title and Zoning details, Council & Utility Rates, Building Permits etc.
These documents can be complex. We recommend that, before you make an offer and certainly before you sign a contract, you have us provide you with a FREE appraisal of the Section 32 Statement.
PURCHASE
Assuming you're happy with our appraisal of the Section 32 Statement and you make a successful offer for the property you will sign a Sale Contract. We will then conduct the necessary Title Searches etc. and attend to a range of matters on your behalf up to and including settlement. We prepare a Statement of Adjustments - the pro-rata breakdown of Council & Water Rates etc. and liaise with the Vendor's Conveyancer and agree on the Adjustments.
BORROWINGS
We also deal with your Lender to ensure the necessary funds are available for disbursement at Settlement.
SETTLEMENT
We attend to Settlement for you and arrange the necessary exchange of money and documents with the Vendor's representatives.
POST SETTLEMENT
We advise you immediately following settlement and also advise the local Council and Water company of the purchase.
