Port Phillip's Services to Property Sellers

VENDOR'S STATEMENT
Before your Property can be offered to potential Buyers you must have a Vendor's (“Section 32”) Statement. The Section 32 Statement provides potential Buyers with a range of information specific to your property, including the Title and Zoning details, Council & Utility Rates, Building Permits etc.

SALE
Once you have signed a Sale Contract we will attend to a range of matters on your behalf up to and including settlement. We can investigate the possibility of early release of the deposit prior to settlement. We liaise with the Purchaser's Conveyancer and agree on the Adjustments - the pro-rata breakdown of Council & Water Rates etc. We also deal with your Lender to ensure the timely production of Titles and Mortgage discharges etc.

SETTLEMENT
We attend Settlement for you and arrange the necessary exchange of money and documents with the Purchaser's representatives. We bank residual funds into your nominated account.

POST SETTLEMENT
Following settlement we advise the local Council and Water company of the sale.
